When I found out that I had rotten joists, I was worried that the floor might collapse catastrophically. I urgently looked for a good builder. Some workmen's point views were disappointing and did not make sense. Ben was very knowledgeable and very experienced with building structures. He and his team were very thorough, conscientious. Took pictures to show me where the problems lay, quoted and then took pictures of what was put in to fix the problem. Very reliable and thorough in the job.
